A BMS unifies control of a building's HVAC, lighting, energy, and security systems, replacing manual or disconnected controls with centralized, data-driven management — typically reducing both energy costs and facility management overhead.
Both apply similar underlying technology, but a BMS is designed for the scale and complexity of commercial or institutional buildings — multiple zones, floors, or even multiple buildings — with facility-management and energy-monitoring capabilities that go beyond typical residential needs.
Both are possible. Existing buildings can be retrofitted, though the approach depends on current infrastructure — this is best assessed with a site visit.
HVAC automation is one component of a BMS. A full BMS also covers lighting, security, access, and energy monitoring — HVAC automation alone is narrower in scope.
